Where does the listing and property data come from? +

Active on-market listings come from Realtor.com; owner, rent, and tax data from RentCast; and market context from the U.S. Census and HUD. Coverage is nationwide.

How are comps selected? +

REIBrain surfaces recent sold comparables and filters them by distance, size, beds, baths, and price per square foot. The comps used are shown so you can sanity-check the ARV, and you can adjust the analysis.

Can I edit the rehab and ARV assumptions? +

Yes. Every rehab line item and the ARV are fully editable, and the flip and rental numbers recalculate live as you change them. The AI estimate is a starting point, not a lock.

Does the AI replace a contractor or inspection? +

No. The AI rehab estimate and analyses are decision-support tools to help you screen and prioritize. Always confirm with an on-site inspection and licensed contractor estimates before you commit.

Can I use my own rehab cost assumptions? +

You can edit every line item on any deal to match your crew and market. Portfolio-wide custom cost tables are on the roadmap — talk to us if that's important for your team today.

How does skip tracing handle DNC and litigator flags? +

Owner contact records surface Do-Not-Call and known-litigator flags alongside phone and email, so you can prioritize compliant outreach. You're responsible for following applicable contact laws.

What happens after the free trial? +

The 14-day trial needs no card. Pick a plan to keep going, or don't — your data stays intact and you can export it. Monthly plans cancel at the cycle end; annual is pro-rated.
